The Santa Barbara real estate market has continued its steady performance through the first half of 2026, maintaining the consistent pace we've experienced over the past three years. While market conditions have remained stable, demand—particularly in the luxury segment—continues to favor sellers.

During the first six months of 2026, the Riviera, Eucalyptus Hill, and El Cielito neighborhoods recorded:
- 35 homes sold
- Median sales price: $3,225,000
While both the number of sales and the median price were slightly lower than the first half of 2025, the overall consistency of the market year over year is noteworthy and reflects the ongoing strength of the Santa Barbara housing market.
Luxury Market Continues to Shine
Compared to the same period in 2025, activity remained relatively consistent across the $1 million to $3 million and $3 million to $6 million price ranges. However, the luxury segment experienced an increase in both activity and buyer urgency.
One standout trend was the performance of homes priced between $5 million and $6 million. All five properties in this range went under contract within two weeks and sold at full asking price, demonstrating exceptional demand for high-end homes in the Riviera area.
Competitive bidding also remained a defining feature of the market. Several properties attracted multiple offers, driving prices well above list price. One of the strongest examples was a home on Jimeno Road, originally listed at $2,999,000, which ultimately sold for $3,675,000 after significant buyer competition.
A Market That Still Favors Sellers
As we've seen over the past several years, the Santa Barbara real estate market continues to be driven by limited inventory. While buyer demand remains healthy, the supply of available homes has not kept pace, creating favorable conditions for sellers.
An increase in available inventory would help create a more balanced marketplace, but until that happens, homeowners continue to benefit from strong pricing and motivated buyers.
